Michael S. Cook, MAI, SRA is the
president of Michael S. Cook & Associates, Inc. and he has been actively
engaged in real estate valuation and consulting since 1986. Michael has conducted valuations for numerous
financial institutions, state and local governments, developers, investors,
attorneys, and individuals. Property
types analyzed include unimproved land, residential and commercial
subdivisions, single-family residences, condominiums, 2-4 family properties,
apartment complexes, office buildings, retail facilities, light manufacturing
facilities and industrial facilities. Michael
is also experienced in valuing undivided interests in real property and
provides appraisal review services.
Michael has provided
eminent domain valuation services for numerous municipalities and corporations
for the acquisition of right-of-way, utility easements and pipeline
easements. He has also provided
appraisal review services and consulting services to property owners and the attorneys
of property owners whose property was being acquired via the eminent domain
process.
Michael has been certified
and testified as an expert witness in U.S. District Court, U.S. Bankruptcy
Court, Texas District Court, Collin County Court of Law, and Grayson County
Court of Law. Michael has also served as
a Special Commissioner in eminent domain proceedings.
Michael has provided
valuation services for the Collin Central Appraisal District and testified
before the Appraisal Review Boards of the Central Appraisal Districts of Collin
County, Grayson County and Dallas County.
Additionally, he served as a member of the Appraisal Review Board of the
Collin Central Appraisal District in 2007 and 2008.
